The service provided to a condo is primarily confined to the interior of the structure. On occasion we have provide reporting about the exterior condition of the building, the landscaping, etc so that the owner is aware of potential issues that would need to be brought to the attention of the property management team.
- We visually/manually check exterior windows/doors of structure when possible.
- We turn on the water main if it is located on the exterior of the structure. (If not refer to #6)
- We enter the condo being sure to note that entry was closed/locked prior to entry.
- We disarm the alarm, if one is installed.
- We place a handheld hygrometer on/near the thermostat to independently measure the interior humidity and temperature.
- If the HVAC unit is not running upon arrival, we make adjustments to the thermostat and/or the dehumidistat (if part of the system) to ensure the HVAC system will run and is cooling during the inspection.
- We turn on water main if it is located on the interior of the structure. (If not refer to #2)
- We begin the 1st general observation walk thru inspection paying particular attention to items chest high and above.
- Visually checking ceilings, light fixtures, AC vents, corners, coves, edges, high windows, etc. primarily looking for roof leaks or evidence of pests.
- When entering a bathroom, kitchen, laundry room, etc. turn on the water in all sinks, showers and tubs. Flush each toilet, if a toilet brush is available, swab the toilet.
- Before leaving check to ensure the trap(s) are not leaking.
- In the kitchen we run water in all traps and run garbage disposal for 1-3 seconds to ensure it is not bound up. If it is, we use a disposal wrench to free it.
- If the refrigerator is running we check to ensure it is cooling and freezing.
- Check that all appliance clocks are not flashing, if they are we reset and indicate on the report so that you are aware the electricity was off for an undetermined amount of time.
- After the 1st general observation walk thru has been completed we begin the 2nd inspection paying particular attention to items waist high and below.
- Visually checking all baseboards, kitchen and bath counters, furniture etc. mainly for pest infestations, but also for signs of mildew beginning.
- When re-entering a bathroom we shut off all fixtures (sinks, showers & tubs), flush the toilet again and look around these items for leaks, pests etc. As well check under the sink basins again to see if any trap leaks have started.
- We check all doors and windows to ensure they are closed and locked.
- We ensure the settings on the thermostat/dehumidistat are returned to their original positions.
- We may make changes to these IF the humidity levels within the condo warrant a change be made.
- We retrieve the hygrometer from the thermostat and enter into the report the readings on the thermostat and dehumiditat as well as the hand held hygrometer readings.
- We turn OFF the water main if it is located on the interior of the structure. (If not refer to #14)
- We arm the alarm, if one is installed.
- We turn OFF the water main if it is located on the interior of the structure. (If not refer to #12)
- Before we leave the property the report fields for your individual condominium are filled in or changed to reflect the current status of your property, saved and an email notice of the completed service call is sent to you.
