That is why it’s important to have a trained professional conduct methodical inspections, complete a detailed report for each visit, and coordinate licensed professionals to assist with repairs or maintenance when necessary.

Unforeseen damage can occur at any time—especially in an unoccupied or vacant home. Your A/C compressor may fail, leaving your home exposed to humid, stagnant air and potential mold growth. A ceiling leak in a second-floor condo can cause costly water damage. And during hurricane or storm season, additional risks arise. Many things can go wrong in just 30 days in an unoccupied property.
For this reason, we strongly recommend 2–4 home watch inspection visits per month.

Home Inspection
Many Florida homes have attached garages; the description below refers to an attached garage, but the same services apply to unattached garages and outbuildings:
- Verify all doors and windows are secure to minimize the risk of break-ins.
- Check for water leaks or damage and look for visual signs of mold or mildew.
- Conduct a visual inspection for signs of insects or rodents.
- Ensure A/C is cooling properly and reset thermostat and humidistat settings if needed.
- Flush toilets and run faucets and sink disposals.
- Check that the main water valve is turned off after each inspection (unless otherwise requested).
- Inspect the electrical panel for tripped breakers.
- Perform a visual inspection throughout the property, including lanai and garage.
- Walk the exterior perimeter of single-family homes to check pool condition, screening, signs of vandalism, etc.
- Complete a home watch inspection report during each visit.
- Immediately report any abnormalities to the client.
A vacant home is vulnerable. The more preventative measures taken before leaving, the lower the chance of problems. Regular home watch visits and detailed reports are a critical part of your game plan while away.
Each inspection includes a detailed Home Watch Inspection Report, documenting the property’s condition along with the date and time of the visit. Our GPS-enabled system ensures you know the inspector was actually on-site.
